DOT CROSSING APARTMENTS
DORCHESTER, BOSTON
Dot Crossing Apartments brings modern, sustainable, and affordable living to the heart of Boston’s most diverse community: Fields Corner. Dot Crossing offers 29 newly-constructed studios and one-bedroom apartments that feature desirable floor plans, modern finishes, and extensive residential amenities including an outdoor patio space, bike storage, laundry, and a fitness center. Steps away from the MBTA Red Line, Dot Crossing is at the center of a vibrant retail corridor shaped by energetic street life, shops, parks, restaurants, and more.
DVM’s role: DVM served as the Development Consultant and Affirmative Fair Housing Marketing Agent for Dot Crossing Apartments. DVM also supported the design of the community-driven process to select the future commercial tenant: Words as Worlds. This literary gathering space has garnered much interest and support across the city.
Financing: The MassHousing Workforce Housing program and the Healthy Neighborhoods Equity Fund, stewarded by the Massachusetts Housing Investment Corporation (MHIC). provided public financing. Construction financing was provided by MHIC. DVM also facilitated a community crowdfund to finance a small portion of the development investments by neighbors and community members. DVM played a key role in acclimating lenders to this innovative concept and minimizing lender risk during crowdfund implementation via Small Change.
Outcomes: The project has achieved over 90% MBE participation during construction and will enabled MCR Construction, a long-time MBE general contractor platform to grow and scale.
Through the crowdfund, 81 community investors invested $142,500 and now own a piece of new real estate in their neighborhood.
